This is our second year renting the same house for the month of March. The house was perfectly maintained, spotless, and reasonably priced. Rick and his team overdelivered yet again this year. I can't recommend Florida Gulf Coast Vacations enough. We've already booked again for next year!
This home was exactly what my family of 5 was looking for in a rental. The pool and backyard was private and fenced in. We could walk to St Armand’s Circle in less than 5 minutes. There were 2 beaches within walking distance. One with a pavilion and the northern beach which is less crowded. They provide a wagon to fill with all the necessary beach gear. Pictures don’t do the size justice. We had plenty of room in the kitchen/dining/family room for us all to have our own space. Percent house and location!

Rick is the benchmark of exceptional service by rental agents. From the first night when our plane was delayed he made himself available to assist in our entering the condo. Throughout the stay he attended to our every need as he also did for all of his clients. We highly recommend him!
This condo is so clean and bright. So convenient to the Beach and Beachplace has every amenity you could imagine. We played pickleball and used the pool and beach almost every day. Easy access to St Armand's and downtown as well. We will be back.
We enjoyed our time in Beachplace building 3, unit 304. Rick Benninghove gave us absolutely world class service on our one-month rental. He answered every phone call by the second ring, he took us to the property and spend plenty of time with us to make sure we were well taught in every aspect of living there, during the rental nothing we called about was ever too much trouble for him, and he kept every promise he made. I called several other agents about rental properties, and none were as responsive as Rick. I would not hesitate to go back to him again.
The host, Florida Gulf Coast Vacation Rentals), was extremely responsive to our needs. The unit was gorgeous with top of the line Wolf appliances in a state-of-the -art kitchen. When you walk into the condo, you feel like you've walkled into your Stateroom on a cruise ship at sea (only the Stateroom is at least eight times the size of a cruise ship). It is only when you approach the balcony do you realize you're at the beach The condo is one of the largest in Beachplace at over 1500 sq ft according to the host. And speaking of the hosts, they were incredibly responsive to our every need. I can't say enough about the service they provided. Not all property managers are created equal. Rick and Katie excel at providing the best service possible.
This unit was wonderful! It is very comfortable to stay in this condo. Lots of towels and sheets. Kitchen had all the utensils and appliances we needed. Parking is convenient. Pool is heated and probably the best condominium community pool in the area! Sunrise is beautiful from the condo living room!! Sunsets are spectacular from the balcony or, even better, the beach. From this condo door, your toes are touching the sand in 5 minutes. The condo community is very friendly. We enjoyed ourselves so much at this condo that we will be returning. The condo management was easy to work with and very responsive. Definitely a great find!!

Cancellation Policy
Should the rental be canceled at least 90 days in advance of the arrival date, a full refund will be given. If the rental is canceled for any reason 89 – 61 days prior to arrival the 30% of Rental Revenue will be forfeited. If the rental is canceled 60 to 30 days prior to arrival, 50% of rental revenue will be forfeited and 29 to 0 days, 100% of rental revenue will be forfeited. Registration fee is non-refundable.
Deposit Policy
An advance deposit of 30% is required at the time of confirmation.
Great house to rent super close to the beach. Rick was very responsive to any questions that we had. I would recommend this property plan on coming here again.
This was our 3rd year to stay in BP-3-205 and for us it is one of the best.
We have always arrived late at night due to our flight schedule but Rick Benninghove has sent in advance all the information we need from arriving at the 24 hour guard gate to the guard opening the building door to allow us to go to condo. All explained by Rick.
Opening the condo door to a spacious 3 bedroom extremely clean and all furniture well maintained. Comfortable beds and all nice size rooms. The kitchen has everything you need for cooking including good grills and a Blackstone.
The Beachplace grounds are awesome ...well trimmed and maintained. A beautiful view from the balcony with a side view of the Gulf. The pool is the best ever with lanes for swimming laps, covered kids pool and adult hot tub. All very clean and managed.
The Clubhouse is another plus with a really good fitness center.
All very short walk to both beach and pool with umbrellas and chairs on the beach for you. Especially nice not to carry them to the beach. Just walk or sit and watch all the dolphins playing in front of you.
We have always booked thru Rick and we know if there is a question or problem, he answers promptly and takes care of it.

We spent 10 wonderful days at Ingrid’s home with our 3 young kids. First, the location is ideal: quiet neighborhood right by St. Armand's Circle (with plenty of nice restaurants, cafes and shops), 10 min walk away from the beautiful Lido Key beach. Then the house itself is well decorated, super functional, very well equipped. Great kitchen to cook and hang out, cozy living room, comfy beds in all bedrooms, beautiful heated pool. Ingrid was very responsive and went even beyond our expectations providing a high chair and pack-and-play for our little one. This was one of our best experiences with an Airbnb rental.
Rick was outstanding as our rental agent! At all times he showed professionalism and great attention to detail throughout our tenancy. We have had him for a few weeks years and the quality of his service has been consistent. We would strongly recommend him to any potential tenants.
