What is the minimum stay?
It varies by residence. Most of our properties are monthly rentals with a 28 to 30 night minimum, which is typical for Longboat Key. Three residences accept shorter stays of 7 nights or more: Inn on the Beach 2807, 440 Cleveland Dr, and 180 Emerson Dr. A few seasonal homes require 90 nights or longer. The minimum for any specific residence is shown on its own page, and our availability search only returns properties whose minimum your dates actually satisfy.
What time is check-in and check-out?
Check-in is at 4:00 PM and check-out is at 10:00 AM. This is the same for every one of our residences.
Are pets allowed?
Two of our residences accept pets: 232 S Boulevard of the Presidents and 408 Jackson Dr. A $150 pet fee applies. All other properties are pet-free, which is generally a condominium association rule rather than our own policy, so we are not able to make exceptions. If you are travelling with a pet, call us on 941-879-9300 and we will point you to what is available.
Is smoking allowed?
No. All of our residences are non-smoking, without exception.
Can I host an event or party?
No. Events are not permitted at any of our residences. Most are in gated condominium communities with association rules on occupancy and guest access, and the maximum occupancy listed for each residence is a firm limit rather than a guideline.
What is the cancellation policy?
Cancel 90 or more days before arrival and you receive a full refund. Cancel 89 to 61 days before arrival and 30% of the rental revenue is forfeited. Cancel 60 to 30 days before, and 50% is forfeited. Inside 29 days, 100% of the rental revenue is forfeited. The registration fee and any HOA fee are non-refundable. One residence, Islands West 2C, uses a 120-day window for the full-refund period instead of 90 days; the remaining tiers are the same.
When is payment due?
If you book more than 60 days before arrival, you pay an initial payment at the time of booking and the balance is due 60 days before you arrive. The exact amount due today and the balance date are both shown before you confirm, and again in your confirmation email. If you book inside 60 days of arrival, the full amount, including the refundable security deposit, is collected in a single payment.
Is there a security deposit?
Most residences carry a refundable security deposit, commonly $600, though the amount varies by property and some have none at all. It is refundable after checkout. On a booking made more than 60 days ahead the deposit is collected with your final balance payment rather than up front.
What fees and taxes are added to the rate?
Florida state and county tax totals 13% (7% state plus 6% county). On top of the nightly or monthly rate you can expect a $125 registration fee and a cleaning fee, typically $300 for a condominium and $500 or more for a house. Many condominium communities also charge an association or HOA fee, commonly $100 to $165. Every fee and tax that applies to your dates is itemised in the quote before you pay, so there is nothing added afterwards.
How far in advance can I book?
Up to 365 days ahead. Snowbird season on Longboat Key books early, so January through April dates are often taken well over six months in advance.
Do you offer any discounts?
Yes. Our Sarasota Summer offer gives 15% off on eligible summer dates. Enter the code when you book and the discount is applied to your quote before you pay. Longer stays are often better value too, since most residences price by the month rather than by the night.
Where are your properties located?
We manage 56 residences across three islands on Florida's Gulf Coast: 52 on Longboat Key, 3 on Lido Key, and 1 on St. Armands. Communities include Beachplace, Islands West, Seaplace, The Pierre, Club Longboat, The Promenade, Grand Bay, Lido Towers, Privateer, Arbormar, Inn on the Beach, and the Beach Residences at the Ritz-Carlton, along with a small number of private homes.
How do I check availability?
Use the availability search on this site. It checks our live booking system directly, so what you see reflects real current availability rather than a cached calendar. Enter your arrival and departure dates and it will return only the residences that are genuinely free and whose minimum stay your dates meet.
Can I book directly on this site?
Yes. You can complete a reservation and pay by card on this site. Card details are entered in a secure window hosted by Authorize.net, our payment processor, so we never see or store your full card number. If you would rather pay by check or talk it through first, call us on 941-879-9300.
What if nothing is available for my dates?
Widen the dates before you conclude it is taken. The most common reason a search returns nothing is that the stay is shorter than the minimum for that arrival date, not that every residence is booked — and minimums are set per arrival date and differ from one residence to the next. If it still comes back empty, contact us rather than giving up on it: cancellations happen, minimums are applied case by case on some dates, and we arrange a fair number of stays by phone or email that a date search simply cannot express.
